Keith DeBrine

As founder of Skyline Partners Keith's expertise and success in managing projects from conception to completion lies in his process and organization. During his 15 years of industry experience he has worked with a wide range of clients; large private institutions, fortune 500 companies, biotech start ups, and large retail organizations. Past Projects:

McKesson, San Francisco, CA
197,163 s.f.19 floor re-stack at One Post St. Complete design and build out of thirteen floors and miscellaneous upgrades to six floors, to include procurement and management of the following vendors; asbestos abatement, architect, general contractor, furniture, AV, IT, Signage, and Move Team. Approximate Project Cost $26M.

McKesson Executive Floor, San Francisco, CA
12,000 s.f. executive floor remodel of a fortune 500 Company's corporate headquarters. Abating asbestos and completing the construction activities in the 90 day schedule while the building was occupied made this job very challenging. The high level of finishes and elaborate audio visual system makes this one of the finest executive floors in the area. Project Cost $2.7M; completion December 2002.

Alien Technology Headquarters and Manufacturing Facility, Morgan Hill, CA
30,000 s.f was designed and built with a wide open office usage. The remaining 55,000 s.f. was designed for their manufacturing process of RF Tags, which included H3, H7, and B2 occupancies with multiple cleanliness levels from class 100 to class 100,000. A complete waste treatment system for chemical discharge was incorporated. Project costs were $25 million; completion, February 2002.

Nanometrics, Milpitas, CA
110,000 s.f. corporate headquarters and manufacturing facility. Included managing the close of escrow for the purchase of the building and related due diligence reports, entire build out of facility which contained 20,000 s.f. of class 10,000 clean room, 1,500 s.f. of class 100 clean room, cafeteria, machine shop, office space, and work out facility. Project costs $13M; completion November 2001

Science & Engineering Quad, Stanford, CA
150,000 s.f. two building project consisting of research lab and office space. Both buildings were designed with of steel structure and limestone skin. The Electrical Engineering building consisted of primarily of office and classroom space, while the McCullough Annex has an H7 occupancy and provides labs for chemical research. Project Costs $75M; completion March 2000.

Applied Materials Tech Center, Santa Clara, CA
167,000 s.f. steel structure, aluminum panel skin, semiconductor manufacturing facility. Included 40,000 s.f. class 10 ballroom space, waste treatment area, chiller towers, and office space. Project Cost $155M; completion December 2000.

Target T119, Newark, CA
130,000 s.f. of interiors and new building. Included approximately 40,000 s.f. of corporate offices and 110,000 s.f. of new store. This project entailed complete interior demolition of an old Emporium store, cutting the building in half and adding 40,000 s.f. The second Vermaport ever installed in the U.S. was part of this project. Construction cost $18 M; completion in February of 1998.

Blue Arc, San Jose, CA
This project initially consisted of a case study / report to help Blue Arc break a lease commitment on a building where the shell was under construction. Keith was able to review the lease and construction in place and find areas where Blue Arc had merit to terminate their lease commitment. After successful termination, a new 35,000 s.f. building was selected and complete T.I. design and construction was implemented to include a manufacturing lab and office space. Project Costs $.5M; completion January 2002.

Advent Software, San Francisco, CA
Advent was in the thought process of buying 539 Bryant Street in San Francisco. A complete observation report was completed to include a synopsis of the M/E/P systems, structural system, and ADA compliance. This report weighted Advent's decision on whether or not to buy the building.

Stiedel Investments San Francisco, CA
Stiedel Investments needed a construction specialist to review their permitted set of as built drawings and compare them to the existing building to determine the extent the tenant had completed unauthorized and un-permitted work. A complete report was delivered to Stiedel Investments listing all of the areas their tenant had performed work not in compliant with local codes and jurisdictions. This report was instrumental in closing a law suite which enabled Stiedel to recoup the costs associated with putting the building back to compliance.

Solectron, Milpitas, CA
450,000 s.f. new construction of a corporate campus. Included (9) buildings and common areas. Construction consisted of manufacturing and all office support groups. Project Costs $21.5M

Xerox Engineering, San Jose, CA
286,000 s.f. of new construction of a corporate campus. Included (2) concrete tilt up buildings with a connector link. Construction consisted of R&D, Office Support Groups, and a 15,000 s.f. cafeteria. Projects Cost $15.5M

Medix Biotech, San Carlos, CA
42,000 s.f. shell upgrade and interior build-out. Included approximately 10,000 s.f. of R&D Labs, 5,000s.f. Vivarium 27,000 s.f. office support space. Special construction consisted of making significant building upgrades to turn these two former warehouse buildings into a biotech laboratory facility." Project Costs$5M

Biocircuits, San Jose, CA
38,000 s.f. interior build out of developer building. Included approximately 10,000 s.f. of R&D labs, 5,000 s.f. of class 1,000 clean room, waste treat area with sampling pit, 23,000 s.f. of office support area. Project Costs $5M
